A strategically developed Oakville landmark

42 Lakeshore Road West in Oakville was envisioned as a 5-storey mixed-use development, thoughtfully combining residential and commercial spaces within a walkable, village-oriented setting. Our team acted as both developer and architect, guiding the project through planning, design, and entitlement approvals, and ensuring the concept respected the site’s heritage character while maximizing its potential. The proposed building featured a carefully considered mix of one- and two-bedroom residences above street-level commercial units, designed to enhance the neighbourhood’s vibrancy.

Throughout the project, we provided full development consulting services, including market analysis, financial modeling, and planning strategy, while simultaneously leading the architectural design. We coordinated with municipal staff, heritage authorities, and engineering consultants to secure the necessary approvals, refine the site plan, and address technical and design considerations. Our integrated approach ensured the project was fully entitled, feasible, and aligned with both community expectations and investment goals.

Following entitlement approval, the project was successfully sold at a profit, demonstrating our expertise in navigating complex development processes and creating value through thoughtful design and strategic planning.
